Land Economics

Administration of land resources for corporate clients, including acquisition, allocation and sale of land resources. CAI provides a number of strategic and project- or property-specific services in this area including strategic advice and financial analysis in the acquisition and disposition of land resources, participation as the owner’s representative in purchase and sale negotiations, land group assemblies, market analysis in the development of raw land or the acquisition of built assets, planning due diligence concerning development feasibility and time/cost/risk of development approvals, research and analysis of property records, GIS analysis and mapping of as part of property acquisition and redevelopment, analysis and municipal commenting concerning neighboring development impact on client properties and advocacy in the expansion of development permissions during comprehensive municipal official plan and zoning by-law reviews.

Planning & Development Approvals

Provide expertise to corporate clients on preliminary project assessments, coordination of municipal land use approvals, including Official Plan and Zoning Bylaw amendments, site plan approvals, planning approvals, zoning approvals, permit approvals, property investigation, planning policy & law, land expropriation and OLT (previously LPAT/OMB) appeals. Act as client agents working with municipal planning departments to investigate policy requirements, conduct negotiations on planning matters and assess regulatory impacts on property holdings of clients, and their current/future projects. CAI has successfully managed several aspects of the municipal planning process, including public consultations, planning committees, council meetings and appeal hearings at provincial planning boards and tribunals (OMB/LPAT/OLT).

Asset & Property Management

Act as agents for corporate clients in the stewardship of their properties by providing several asset and property management services. Diligently manage multiple properties and assets for clients in several jurisdictions across Canada and are involved with or responsible for their ongoing and continuous asset planning, facility expansion, asset valuation, financial management, site engineering, property maintenance and operations management activities. CAI conducts all necessary studies and develop protocols for preventative maintenance, health and safety.

CAI has experience in a wide range of project types and scales from minor building additions to large scale land development of sites that are 80+ acres in size. Project Process

CAI observes a systematic process in its work on every project, be it design for a small building expansion or the engineering design and planning approvals for a multi-acre site. CAI strongly believes that a structured and standardized process improves efficiency in the use of resources, reduces delays and allows all stakeholders to better predict, understand and tackle challenges. With years of experience in several projects in multiple geographies, the company has evolved a well refined 5-stage process that helps the company structure the workflow in each project with great efficiency. While the order of these five stages may vary depending on the project or client relationships, and in some cases one or more stages are assumed to occur in tandem, this 5-stage process is generally applied in every project.

Expectations

This is generally always the first stage of the process. We conduct one or more in-person or virtual meetings with the client and/or their representatives in understanding the scope of the project, timelines for development, cost and/or budget expectations, work that may have been done on the project previously, the extent of our involvement and the set of skills we need to bring to the table.

Estimation

Soon after the first meeting(s) we conduct high-level research on the project and the property and develop a high-level analysis of the time/cost/structure/scope of work involved in achieving the right results. We create cost estimates, the expected timing for the various tasks involved and set out periodic budgets for our work, in an effort to create clarity on our involvement as consultants. We submit formal consulting cost estimates and agreements on the scope of work, as needed, to secure authorization from the client.

Envisioning

Following a formal authorization of work, we proceed to expand our research into the various finer elements of the project and try to unravel any potential long-term challenges that may need to be addressed. We begin working on concept plans, schematic design solutions, high-level mapping and GIS analysis, conduct desktop and on-site studies, as needed. The results of our work in this stage are periodically communicated with the client and several meetings may be held with the client during this stage. We also meet with municipal/regional authorities in the form of pre-consultation meetings or scoped discussions to understand their perspectives, obtain specific submission requirements, understand fiscal/financial undertakings or to discuss development challenges.

Ensemble

The initial project cost estimates are also revisited and refined as needed and a greater clarity is realized on the challenges/hurdles in the project going forward. We work closely with the client in finalizing the scope of final deliverables and/or approval and development targets. Based on this finalized scope, deliverables and targets, we assemble the necessary ‘ensemble’ or, in other words, select the team of people and/or companies that will be involved in the project; and, CAI assumes the burden of managing this team towards execution.

Execution

The conceptual designs, analyses and studies in the envisioning stage are finalized and organically, move into final designs/ drawings/ studies/ plans in this final stage of execution. The various submission requirements are completed in a timely manner and submitted to the public authorities for approvals. On projects where we are involved as development/construction managers, we manage the preparation of contracts and tenders, arrange design-build services and also provide tendering & contract administration. On projects where we work as engineering consultants, we manage the work related to hydraulic and hydrologic studies, site servicing, infrastructure, roads analysis / design, design of site grading, sewer design, stormwater management, structural design etc. We make every effort to achieve the expected timelines within the established client budget, and report on any delays or hurdles immediately. The client is continuously kept in the loop on every task in this stage of work and is sought for any and all critical decision making.
